PCS Orders to the National Capital Region? Don't Be Left Homeless!
Posted by Alicia Utz, Realtor on August 27, 2012 in Military Relocation
PCS Orders to the National Capital Region? Don't Be Left Homeless!Would you ever consider moving to a new city/state without having any idea of where you were going to live once you arrived?

I recently received a phone call for assistance in finding a single-family home/townhouse rental with need for Immediate move-in. The caller said he had arrived before the rest of the family so he could secure a place for them to live. Little did I know that when he said Immediate, he really meant Immediate! Within less than a week, the spouse, two small children and the family pet arrived with all their belongings in a moving truck with no place for them to call home.  Amazingly, since I had not been able to secure a short term rental (six months) for them during that week, the spouse felt the need to blame me because the family was now "HOMELESS".  Unfortunately, since this was a family with a large pet, the challenge to find short term rental property was immense.

During the time I worked with this client, I used many resources to assist them in finding a property which met their criteria, including:

MLS - Multiple Listing Service (accessible by Real Estate Professionals only) Craigslist Military By Owner AHRN - Automated Housing Referral Network Internet search Email inquiry to other real estate agents Apartment locators

Our office received another phone call for rental property from a young man who had just arrived in town and was staying at a local hotel until he could arrange a rental. He was relocating to the Washington, DC area for military PCS relocation purposes. His quest for housing was much less challenging than my previous client because he did not have a pet and he was open to all types of housing; even considering renting someone's finished basement area. I Didn't Expect This Home Buying Process to Happen So Quickly!
Posted by Alicia Utz, Realtor on July 26, 2012 in Military Relocation
I Didn't Expect This Home Buying Process to Happen So Quickly!Start to finish.....45 days to becoming a Home Owner! Peggy James and Alicia Utz of the Erick and Company Real Estate Team met with Marine Mike on a weekend to preview homes.   Within only a few days he was ready to write an offer on a home.  This was possible because Marine Mike was already pre-approved (different than pre-qualified) before seeking out a REALTOR® to assist him in accomplishing his real estate goals.  He also knew exactly what he was looking for in a home and he knew he wanted his home to be located near Marine Corps Base Quantico.

Marine Mike purchased his four level townhouse in the Forest Park Subdivision with a Veterans Administration guaranteed mortgage through USAA.   Over the last few months, we have seen several VA loans close with ZERO money down with the sellers offering to pay all settlement closing costs.  VA does allow Service Members to finance the funding fee.  Our buyer also received his earnest money deposit back!  It just doesn't get any better than that! On the final walk-through inspection a few days before settlement closing, Marine Mike told me "I didn't expect this home buying process to happen so quickly!"    As a military spouse, I take great pride in assisting other Military Families as they transition to a new duty station in the National Capital Region.

SLUG......Did you say FREE ride to / from metro D.C.?
Posted by Alicia Utz, Realtor on June 27, 2012 in Community First Time Buyers Relocation
SLUG......Did you say FREE ride to / from metro D.C.?

Yes, I became a SLUG and so can you!

I was thrilled when I learned about Slugging!  What a great concept--shave 20 to 30 mintues off your commute each way, ride instead of drive, and pay no fee--it just doesn't get any better than that.  Ride to/from the following WASHINGTON, DC Metro locations:

14th & NY14th & D Street14th & Const14th &   IndependenceL'Enfant Plaza19th & F St.PentagonRosslyn Crystal Park 2

I will tell you however, the first time I stood in the Commuter Parking Lot Slug Line and reached for the stranger's car door handle I thought.....

"How many times have I told my children NEVER to get in a car with a stranger and here I am doing that very thing".

I continued to ride with strangers (all career professionals) for the year I was working downtown.  I found it to be a safe, efficient and affordable way to commute from the Woodbridge area.

Question:  Do you think you must live in close proximity to your place of work?

Answer:  Remember, the further South you go out of the DC Metro area, the more home you can buy for the money.

(Slugging may be a great option to allow you to do so.)

Question:  Are you curious as to how far South you must go to find a home you can afford?

Answer:  Just to give you an idea, lets begin your search at Woodbridge, Virginia.

Click here to see homes currently listed for sale in

the Woodbridge area.

Question:  Have you been thinking about purchasing a home in Northern Virginia?

Answer:  If so, Click here  to find your future dream home by utilizing a FREE residential property search tool which allows you to input your dream home criteria.

Should I Continue to Rent or Should I Purchase a Home?
Posted by Alicia Utz, Realtor on June 21, 2012 in Military Relocation
Military Relocation to Washington, D.C.?

If you are active duty military and are relocating to the National Capital Region, you should consider purchasing a home instead of renting.   With the interest rate being at an all time low and housing prices continuing to be low in our area, now is the time to act!

Tips on what to do BEFORE you start looking for your new home:

Check your credit rating with all three (3) credit reporting agencies.  Straighten out any errors before applying for a real estate loan.  Need help in restoring your credit?  We can refer you to a Credit Restoration Company with proven results.

Determine a comfortable monthly budget for your new home purchase; including down payment, monthly payment, insurance and utilities.

Find a loan program that meets your needs; such as Conventional, FHA, or VA.  If you are a member of the military (active or retired), you should consider utilizing your benefit of the Veterans Administration loan guarantee program.  With Zero $$ down and  the funding fee financed, this makes it affordable for the Veteran.

Get pre-qualified AND pre-approved through a lender of your choice.

Choose a REALTOR® that you trust and who understands your needs.

Determine what neighborhood best matches the needs of you and your family.

I would be happy to assist you in buying a home in the Northern Virginia area.  There are a few tools on my website which you may find beneficial in making the financial decision to purchase.  A mortgage calculator and BAH calculator are available in helping you crunch numbers for your preliminary decision.  My site also allows you to input your search criteria into a property search tool to get a list of ACTIVE homes in your area of interest.

Congratulations on your new duty assignment to the National Capital Region!  I look forward to assisting you in the decision to purchase rather than rent while you are stationed here in Northern Virginia.  I service neighborhoods near Fort Beloir and Marine Corps Base Quantico.
