Amazing news right here in our own community! This monumental occasion happen with the assistance of the US Department of Veterans Affairs.
As of 26 OCT 2012, Veterans Affairs had issued 20 million home loan guarantees since its inception in 1944. This 20th million loan guarantee allowed for a home to be purchased by the surviving spouse of an Iraq War Veteran who passed away in 2010. This home is located here in Woodbridge, Virginia. Would you ever consider moving to a new city/state without having any idea of where you were going to live once you arrived?
I recently received a phone call for assistance in finding a single-family home/townhouse rental with need for Immediate move-in. The caller said he had arrived before the rest of the family so he could secure a place for them to live. Little did I know that when he said Immediate, he really meant Immediate! Within less than a week, the spouse, two small children and the family pet arrived with all their belongings in a moving truck with no place for them to call home. Amazingly, since I had not been able to secure a short term rental (six months) for them during that week, the spouse felt the need to blame me because the family was now "HOMELESS". Unfortunately, since this was a family with a large pet, the challenge to find short term rental property was immense.
During the time I worked with this client, I used many resources to assist them in finding a property which met their criteria, including:
MLS - Multiple Listing Service (accessible by Real Estate Professionals only) Craigslist Military By Owner AHRN - Automated Housing Referral Network Internet search Email inquiry to other real estate agents Apartment locatorsOur office received another phone call for rental property from a young man who had just arrived in town and was staying at a local hotel until he could arrange a rental. He was relocating to the Washington, DC area for military PCS relocation purposes. His quest for housing was much less challenging than my previous client because he did not have a pet and he was open to all types of housing; even considering renting someone's finished basement area. Start to finish.....45 days to becoming a Home Owner!
Peggy James and Alicia Utz of the Erick and Company Real Estate Team met with Marine Mike on a weekend to preview homes. Within only a few days he was ready to write an offer on a home. This was possible because Marine Mike was already pre-approved (different than pre-qualified) before seeking out a REALTOR® to assist him in accomplishing his real estate goals. He also knew exactly what he was looking for in a home and he knew he wanted his home to be located near Marine Corps Base Quantico.
Marine Mike purchased his four level townhouse in the Forest Park Subdivision with a Veterans Administration guaranteed mortgage through USAA. Over the last few months, we have seen several VA loans close with ZERO money down with the sellers offering to pay all settlement closing costs. VA does allow Service Members to finance the funding fee. Our buyer also received his earnest money deposit back! It just doesn't get any better than that!
On the final walk-through inspection a few days before settlement closing, Marine Mike told me "I didn't expect this home buying process to happen so quickly!"

We attended this FREE hour long patriotic celebration in Washington, D.C. at Fort Myer and it was awesome!
I would recommend it for all ages; even the teenagers who were visiting the Nation's Capital with tour groups were having a great time interacting with the Army performers.

I was thrilled when I learned about Slugging! What a great concept--shave 20 to 30 mintues off your commute each way, ride instead of drive, and pay no fee--it just doesn't get any better than that. Ride to/from the following WASHINGTON, DC Metro locations:

I continued to ride with strangers (all career professionals) for the year I was working downtown. I found it to be a safe, efficient and affordable way to commute from the Woodbridge area.
